Job Overview
The Housing Manager plays a critical role in overseeing the daily operations of residential properties, ensuring compliance with all relevant regulations and providing exceptional service to residents. This position requires strong administrative skills, a thorough understanding of housing laws, and the ability to manage property maintenance effectively. The ideal candidate will be proficient in using property management software, such as Appfolio, and have experience with programs like Section 8 and LIHTC.
Responsibilities
- Manage day-to-day operations of the housing facility, ensuring compliance with Fair Housing regulations and other applicable laws.
- Oversee tenant relations, addressing concerns and resolving issues in a timely manner.
- Conduct regular property inspections to ensure maintenance standards are met and coordinate necessary repairs through a Computerized Maintenance Management System (CMMS).
- Maintain accurate records of tenant applications, leases, and other administrative documentation.
- Implement strategies for upselling available units and enhancing occupancy rates.
- Collaborate with maintenance staff to ensure prompt resolution of property issues and upkeep of common areas.
- Prepare reports on occupancy rates, maintenance requests, and tenant feedback for management review.
- Train and supervise office staff, ensuring adherence to company policies and procedures.
- Create and manage budget spreadsheets.
Qualifications
- Proven experience in property management or a related field is preferred.
- Familiarity with Appfolio software is highly desirable.
- Strong knowledge of Fair Housing regulations and Section 8 guidelines.
- Excellent administrative skills with attention to detail.
- Ability to effectively communicate with tenants, staff, and external partners.
- Experience with Low-Income Housing Tax Credit (LIHTC) properties is a plus.
- Strong organizational skills with the ability to manage multiple tasks simultaneously.
- A commitment to providing outstanding customer service and maintaining a positive living environment for residents.
- Expert in Excel and manage spreadsheets for financial oversight.
- This position requires a proactive approach to managing housing operations while fostering a welcoming community for all residents.
